Where to Buy in Tel Aviv: Budget, Space and Building Features
Start a Tel Aviv apartment shortlist with asking budget, space, room mix and building features. This comparison covers 11 neighborhoods with at least 20 tracked apartments each for price figures in July 2026. Room and feature tables state their own samples. These historical snapshots do not establish current availability, community fit or a best-neighborhood recommendation.
Historical data: July 2026. Budget snapshot computed 2026-07-26; publication in October does not refresh the underlying listings.

Which neighborhoods fit each historical asking budget?
Entry ticket is the 25th-percentile total asking price, not the cheapest listing. These groups identify neighborhoods whose cheaper quarter reached each budget in the tracked apartment snapshot; they do not identify a currently available property.

Median size describes the whole measured apartment sample, not the cheaper quarter. For indicative currency equivalents, divide a shekel price by the dataset’s rate: 3.7 for US dollars, 4 for euros or 4.75 for pounds. These are not current FX quotes.
How does the recorded room mix differ?
The room counts below use the neighborhood panel, which can differ from the apartment-only price panel. These are counts of tracked listings with known room counts, not counts of available apartments within your budget. Rows publish only where the room sample reaches 20.
| Neighborhood | 1–2 rooms | 2.5–3 rooms | 3.5–4 rooms | 4.5+ rooms | Known-room n |
|---|---|---|---|---|---|
| Florentin | 51 | 45 | 12 | 4 | 112 |
| Jaffa / Noga | 2 | 10 | 3 | 7 | 22 |
| Old North | 48 | 126 | 64 | 27 | 265 |
| City Center | 43 | 81 | 44 | 10 | 178 |

| New North | 29 | 111 | 111 | 53 | 304 |
| Ramat Aviv | 3 | 17 | 27 | 34 | 81 |
| American-German Colony / Sarona | 1 | 10 | 26 | 14 | 51 |
| Neve Tzedek | 12 | 19 | 17 | 32 | 80 |
Where were building features recorded?
Each cell is “listings with feature / known-feature sample,” from the feature dataset’s amenity-flagged panel. Missing flags are excluded. Both with-feature and without-feature arms must reach 20. Suppressed cells are unknown, not zero; features cannot be combined into a matched apartment.
| Neighborhood | Safe room (mamad) | Elevator | Parking |
|---|---|---|---|
| Old North | 64 / 262 | 139 / 262 | 85 / 262 |
| City Center | 66 / 177 | 110 / 177 | 65 / 177 |
| New North | 227 / 303 | 258 / 303 | 254 / 303 |
Use safe-room availability and elevator and parking analysis for broader measured coverage. These recorded flags are not a building survey.
How do I check the shortlist?
- Read entry-ticket methodology and cash-to-close and purchase costs.
- Compare asking versus registered prices without treating two different panels as matched properties.
- Check the individual property with apartment due diligence; a neighborhood median does not establish its condition.
Sources and publication limits
Budget and size rows come from the computed entry-ticket dataset; room counts from published neighborhood pages; feature counts from the published feature dataset. Every table states its period and sample. No community labels or individual listing details are inferred. Read the full methodology.
Questions about choosing where to buy
Where should I start looking for a Tel Aviv apartment?
Use total asking budget, apartment size and room mix together. This July 2026 comparison covers 11 neighborhoods with at least 20 tracked apartments for price figures. Recorded building features have separate samples. It creates a research shortlist, not a recommendation or a current availability claim.
Which neighborhoods had an entry ticket under ₪3 million?
Florentin had a 25th-percentile apartment asking price at or below ₪3,000,000 in July 2026. That describes the tracked sample, not the price of every apartment or registered sale prices. Financing and purchase costs are separate.
Does the median size describe the cheaper quarter of apartments?
No. Median size describes all measured apartments in the neighborhood’s apartment-scale sample. Entry ticket describes the lower quartile of asking prices. These are different summaries, not a matched property or a promise of how much space one budget buys.
Do the safe-room, elevator and parking counts refer to the same apartments?
Not necessarily. Each feature has its own known-flag subset of the tracked panel. A count cannot tell you that the same property has all three features, or that it fits the entry budget. Cells publish only when both the with-feature and without-feature arms reach 20.
Are these October prices and currently available apartments?
No. The budget, room-mix and feature tables use their labeled July 2026 snapshots. Publication in October does not make the underlying panel current. The separately dated weekly page reports incoming tracked listings; the comparison is historical research, not live inventory.
Which area is best for English-speaking, oleh or religious buyers?
This dataset cannot answer community fit. It measures asking prices, size, room counts and recorded building features, not schools, religious facilities, noise or community life. Use it to prepare a shortlist, then research the individual area and property locally.
