The Tel Aviv Property Report Index
The Tel Aviv Property Report Index is English-language Tel Aviv-Yafo market data from 1,037 tracked active listings (July 2026) joined to registered sales on nadlan.gov.il. Every figure states its sample size (n) and month. Neighborhood numbers publish only at n ≥ 20.
We currently track 1,037 active Tel Aviv-Yafo listings (as of July 2026). Read exactly how we collect, join, and gate that data on our methodology page — the permanent reference behind every number we publish.
Data pages
- How long do Tel Aviv apartments stay on the market? Median days from first publication to detected removal, computed from tracked removed listings — with n, percentiles, and the honest limits of the metric.
- How the market works: no MLS, and how to find the real price Start here. Why Israel has no MLS or Zillow, where Tel Aviv listings actually live, why an asking price is not the price, and how to find the real closed price on the government registry, nadlan.gov.il.
- New listings this week The weekly inflow — how many for-sale listings were newly published in Tel Aviv-Yafo this week, by neighborhood, with the agency/private split and an 8-week trend. Updated weekly.
- Asking vs closed prices: the spread Our signature dataset — median asking ₪/sqm against registered closed ₪/sqm per neighborhood, published only where both samples reach n ≥ 20.
- Tel Aviv property prices 2026 Median asking price and ₪/sqm citywide and by neighborhood, with sample sizes and registered-sale context.
- Israel housing price index: the national trend The official CBS national dwelling-price index — latest reading, month-over-month and year-over-year, and how it frames Tel Aviv prices. National context, source cited.
- Price per square metre by neighborhood The ₪/sqm league table — tracked asking vs registered closed prices, with the spread and $/sqm + $/sqft conversions.
- Cheapest neighborhoods: the entry ticket What it costs to get in, ranked by the total cheque rather than by ₪/sqm — the 25th-percentile asking price per neighborhood, what it buys, and the cash needed to close.
- Is Tel Aviv worth buying? Price-to-income How many years of salary a Tel Aviv apartment costs — median asking price against CBS wage and household-income figures — the ~2.8% yield as the appreciation-not-cash-flow answer, and how buyers actually close the gap.
- Is now a good time to buy? Reading the signals A timing read, not a forecast: the cooled national price trend, how long Tel Aviv listings sit, the cost of waiting at current mortgage rates, and steady new supply — with the honest reason “just wait for a dip” is never free.
- Rent prices by neighborhood and size Median asking rent for a Tel Aviv apartment — citywide, by neighborhood, and by room count where each cell reaches n ≥ 20, with what a tenant pays on top.
- Rental yield by neighborhood Gross rental yield — tracked asking rents against asking sale prices per square metre — by neighborhood where both samples reach n ≥ 20, and why Tel Aviv is a low-yield market.
- Safe rooms (mamad) by neighborhood Share of tracked listings with a protected security room, by neighborhood — with what a mamad is and why building age drives it.
- Elevators, parking & balconies by neighborhood Share of tracked listings reporting an elevator, parking, or a balcony — why older Tel Aviv stock lacks the first two, with each figure's sample size.
- What a mamad, elevator or parking actually adds The price gap behind the features: what listings reporting a safe room, lift, parking, balcony or a renovation ask per square metre versus those that don't — adjusted to each neighborhood and recomputed on matched buildings, because the features travel with building age.

Questions
What is the Tel Aviv Property Report Index?
A neighborhood-level read of Tel Aviv-Yafo asking prices, ₪/sqm, yields and asking-vs-closed spreads from 1,037 tracked active listings as of July 2026, plus registered deals from nadlan.gov.il. Every figure states its sample size (n).
Why do some neighborhoods have no price page?
We publish a per-neighborhood statistic only where n is at least 20. Below that gate we show a coverage-status page instead of a thin number.
How do I get this week’s new listings?
The public weekly page shows neighborhood counts and teaser bands. The Monday email is a sample of newly published tracked listings with exact asking prices and original portal links. The form is on this page and on the weekly page.
