What this page measures — and what it doesn’t
Every figure here is an asking rent: what a landlord or agent advertises on a tracked listing, not the rent finally signed. Achieved residential rents are not public in Israel, so no source — ours included — can report them at neighborhood level. Asking rents are the basis every portal quotes and a reliable directional guide, but expect negotiation on listings that sit unlet. The figures are also gross of what a tenant pays on top: arnona (municipal tax), billed to the tenant in Israel, va’ad bayit (building-committee fees), utilities, and any one-off agency fee. Every number states its sample size (n).
Median asking rent by apartment size, July 2026
Room counts in Israel include the living room, so a “3-room” apartment is roughly a two-bedroom. Half-rooms (1.5, 2.5, 3.5) are a real and common Tel Aviv category — a small extra room or a large balcony conversion — so they get their own rows here rather than being folded into a neighbouring size and quietly inflating it. Citywide, the ladder runs from ₪4,000 to ₪25,000 per month.

Median asking rent by neighborhood
We publish a neighborhood only where our rental panel and our sale panel both reach n ≥ 20 — the same gate used across The Tel Aviv Property Report Index. 9 neighborhoods clear it this month. Read the per-square-metre column rather than the headline rent when comparing: a neighborhood can look cheap simply because it lists smaller apartments. On that basis Neve Tzedek is the dearest at ₪159.8 per sqm per month and Ramat Aviv the cheapest at ₪102.9.

Rent by neighborhood and size — the size matrix
A citywide median hides the thing that actually decides a budget: the same nominal size costs very different money depending on where it is. Among the neighborhoods publishing a 3-room cell, the median runs from ₪7,500 in Florentin (n = 21) to ₪16,000 in Kerem HaTeimanim (n = 31) — a 2.1× spread for the same room count. Each cell below is gated independently at n ≥ 20; 27 of them clear it, and a dash means that neighborhood-and-size combination does not have enough tracked listings to publish, not that nothing is available.

Ramat Aviv (rent n = 37) clears the gate as a neighborhood but has no single room count reaching n = 20, so it appears in the neighborhood table above and not in this matrix.
Methodology and coverage
Source: 1,529 tracked Tel Aviv-Yafo rental listings from the classifieds snapshot (snapshot July 2026), PII-stripped — the same panel behind our gross rental yield. Citywide and per-neighborhood rent figures are taken verbatim from that dataset so the two pages can never disagree by a rounding step; the by-size cells are the only figures computed here, using the same sanity bands. Per-listing monthly rent is kept within a sane band, and rent per square metre within 20–400 ₪/sqm/month, which drops data errors and non-residential noise — including a cluster of sub-₪1,500 “1-room” listings that are room-shares and storage rather than apartments. A neighborhood appears only where the yield dataset published it (rent and sale sides both n ≥ 20); each room cell is gated independently at n ≥ 20 and below-gate cells are omitted, never zeroed. Where the listing source splits a large neighborhood into sub-hoods (City Center, Old North, American-German Colony / Sarona, New North), the rent panel is the union of those sub-hoods.
