New Property Listings in Tel Aviv This Week

In the week of August 17–August 23, 2026, our tracker recorded 9 newly published for-sale listings in Tel Aviv-Yafo, across 3 named neighborhoods. American-German Colony / Sarona led with 3 new listings. Medians stay unpublished below n = 20. Tracked inflow has averaged 142 new listings a week over the last 8 weeks.

Why we report the weekly inflow, not an “active listings” total

Sites that quote a count of currently active listings are quoting a number nobody can fully verify: portals cap what a search returns, sold apartments linger online for weeks, and any change in tracking coverage moves the total without the market moving. We publish the flow instead — how many listings were first published this week. Each one is a dated event captured by our daily scrape of Israel’s major property portals, so the series stays comparable from week to week even as our panel grows. It answers the question a buyer actually has: what is coming on the market right now, and where?

The week of August 17–August 23, 2026 in numbers

9 new for-sale listings entered our tracked Tel Aviv-Yafo panel with a publication date in the week of August 17–August 23, 2026, spread across 3 named neighborhoods.

New listings by neighborhood

Counts below are newly published listings in the week of August 17–August 23, 2026 by neighborhood. We show counts only at neighborhood level — a single week’s per-neighborhood sample is too small for honest medians (those stay citywide, and only when the weekly n reaches 20). Neighborhoods with no tracked new listings this week are omitted, not zeroed: absence from the table means our panel caught none, not that none exist.

The last 8 weeks

Weekly inflow into the tracked panel has ranged between 9 and 210 new listings over the last 8 full weeks, averaging about 142 per week. Week-to-week swings are normal — holidays, school calendars, and single large-project launches all move the number — so read the level, not one week’s jump.

A listing counts in the ISO week (Monday–Sunday) containing its portal first-publication date. Earlier weeks can tick up slightly in later editions as the daily scrape backfills listings it first meets after their publication week. The agency/private split is counted only over each week's settled basis — the listings tracked at least 14 days, because the portal's agency flag is filled in over the fortnight after capture — and is shown as “—” where that basis is under 20. That means the two most recent weeks never carry a split; it is not a fall to zero.

Methodology and coverage

Counts come from our tracking panel: for-sale listings collected daily from Israel’s major property portals, each stored with the portal’s first-publication date, PII-stripped. At this edition’s snapshot the panel held 2,667 Tel Aviv-Yafo listings, 95.1% with a captured publish date; listings outside Tel Aviv-Yafo (599 tracked rows) are excluded. The panel is a consistent weekly sample, not a census — true citywide inflow is higher than any tracker’s count, so compare editions of this page with each other, not with other sources’ totals. Medians follow the same n ≥ 20 rule used across the market data hub and are citywide only. A companion figure — listings confirmed gone from the market each week — joins a future edition once two consecutive panel snapshots make it verifiable. The full pipeline is documented on our methodology page.

Frequently asked questions

How many new listings came on the market in Tel Aviv this week?

In the week of August 17–August 23, 2026, our tracker recorded 9 newly published for-sale listings across 3 named Tel Aviv-Yafo neighborhoods. Over the last 8 weeks the tracked inflow has averaged about 142 new listings per week. We do not split the newest week between agency and private listings: the portal's agency flag is filled in over the fortnight after a listing is captured, so a fresh week always understates agencies. The most recent week whose flags have settled (Aug 10–Aug 16) ran 62% agency on a settled basis of 29 listings.

Why count new listings instead of active listings?

An "active listings" total is a stock number that no tracker can fully census: portals cap what they return, sold apartments linger unlisted, and coverage changes move the count without the market moving. A new listing is a dated event — it was published in the week or it wasn't — so the weekly inflow stays comparable week over week at any panel coverage level.

Are new listings asking more than the rest of the market?

The weekly sample was too small to publish a reliable median this edition; we suppress medians below n = 20 rather than print a noisy number.

Which Tel Aviv neighborhoods had the most new listings?

In the week of August 17–August 23, 2026: American-German Colony / Sarona (3), Neve Tzedek (3), Ramat HaHayal (2) led the inflow. Central districts dominate most weeks because they hold the deepest listing volume; smaller neighborhoods can show zero new listings in a normal week.

Where does this data come from?

From our own tracking panel: for-sale listings collected daily from Israel's major property portals, each carrying the portal's first-publication date. The panel held 2,667 Tel Aviv-Yafo listings at this edition's snapshot, 95.1% of them with a captured publish date. It is a consistent sample, not a census of every listing in the city.

How often is this page updated?

Weekly. Each edition covers the most recent complete Monday–Sunday week and restates the prior weeks in the trend table, so the series stays comparable. The machine-readable last-updated date bumps with each edition. Monday's email is a sample of that week's tracked listings (not every row) with exact asking prices and original portal links; the signup form is on this page.

Where this fits in the market data

The weekly inflow is the freshest series we publish. For what those listings ask per square metre, see price per square metre by neighborhood; for how long they typically stay listed, see days on market; for what standing asking prices mean against registered sale prices, see the asking-vs-closed spread. Every figure across the market data hub, as here, states its sample size (n) and period.

This page is market information, not investment advice. Counts are of newly published for-sale listings in our tracked panel (August 17–August 23, 2026 edition) — a consistent weekly sample of portal listings, not a census of the whole market. Figures refresh weekly; when they change we bump the machine-visible last-updated date.
