What this index is — and what it is not

The figure above is the Israel Central Bureau of Statistics’ “Prices of Dwellings” index, the country’s official monthly gauge of home-price movements across all of Israel. It is an index number rather than a shekel price, so it is read as percentage change over time, not as what an apartment costs. We reproduce the published series — 120 monthly readings from May 2016 to April 2026 — to give national context to our own Tel Aviv data. It is not Tel Aviv-specific and not computed by us: for Tel Aviv-Yafo we publish separate figures from our tracked listings, each with its sample size and month. National and local trends can diverge, so treat this page as the backdrop, not the local number.

As of April 2026 the national index reads 593 points. Month-over-month it fell 1%, and against the same month a year earlier it was down 2%. Momentum has cooled: 4 of the last six months posted a month-over-month decline. The index peaked at 609.8 points in January 2025; 15 months on it sits 2.8% below that high. Set against the long run, the picture is very different — the index is +51.6% above its May 2016 level of 391.1, over roughly 9.9 years.
